General Manager (Commercial Leasing)

The incumbent, reporting to the Assistant Director (Property Management), will oversee all leasing activities and manage the commercial portfolio at the Hong Kong Housing Society. This role aims to maximize occupancy rates and enhance financial performance through strategic leasing initiatives. By ensuring efficient operations and aligning with corporate objectives, the incumbent will be vital in driving the organization’s asset management success.

 

The Job

  • Develop and implement leasing strategies that align with the corporate’s overall business objectives.
  • Improve the efficiency, quality and professionalism of asset and leasing management by identifying market trends, competitive positioning, and opportunities for growth with an innovative approach.
  • Develop and update new policies, establishing procedures / systems, reviewing and recommending changes to related policies with an aim to align with the best market practices.
  • Oversee the negotiation and execution of lease agreements, ensuring terms are favourable for the corporate and ensure all leasing activities in compliance with relevant regulations and policies.
  • Contribute to the quality of new projects by providing inputs in the planning and design stage from the dual perspectives of leasing and the end-user.
  • Regular review with direct reports, providing guidance on complicated issues, and handling difficult complaints / enquiries from tenants/ owners or external parties.
  • Safeguard the image of the Housing Society by building and maintaining relationship with Legislative Council, District Council, Pressure Groups, media, statutory bodies, tenants and other stakeholders etc.
  • Establish and track key performance indicators (KPIs) for leasing activities, adjusting strategies as necessary.
  • Monitor leasing budgets, forecasts, and financial performance, providing reports to upper management

 

The Person

  • University degree or equivalent (professional real estate qualification preferred)
  • Minimum 20 years' of experience in asset and leasing management including 12 years at management position
  • In-depth knowledge of leasing market and property operations
  • Strong business and political acumen
  • Exceptional leadership and negotiation abilities
  • Proactive and results-oriented mindset
  • Strong stakeholder management and influencing skills
  • Excellent communication skills in English, Mandarin, and Cantonese
  • Candidate with less experience will be considered as Senior Manager (Commercial Leasing)
